Update! FHA Loan Limits for Forward and Reverse Mortgages from January 1, 2016 to December 31, 2016.

The FHA maximum loan amount for low cost areas is unchanged in 2016:

  • 1 unit $271,050
  • 2 unit $347,000
  • 3 unit $419,425
  • 4 unit $521,250

The FHA maximum loan amount for high cost areas is unchanged in 2016:

  • 1 unit $625,500
  • 2 unit $800,775
  • 3 unit $967,950
  • 4 unit $1,202,925

Most counties in the USA fit between the floor of $271,050 and ceiling of $625,500 for one unit properties.

Ask your mortgage originator for FHA mortgage limits in the county where you are buying a home or refinancing. Or go to FHA Mortgage Limits at the HUD site. Enter your county and make sure you set Limit Year to CY2016 in order to access current loan limits.

Additionally, the FHA reverse mortgage program's maximum loan limit remains unchanged in 2016:

  • $625,500
